Where do I start with an extension or loft conversion?

Start with what you want your home to do better: a larger kitchen, another bedroom or a more useful layout. Send your postcode, a brief description and any plans or photographs you already have. We can then discuss your ideas and a suitable scope by phone or video call.

Will I need planning permission?

It depends on the property, the proposed work and any local restrictions. Some projects may fall within permitted development rights; others need an application. We review the relevant route as part of an agreed planning scope. The local authority makes planning decisions; approval cannot be guaranteed.

What is the difference between planning and Building Regulations drawings?

Planning drawings explain the appearance, size and layout of your proposal. Building Regulations drawings and specifications explain technical matters such as construction, insulation, ventilation and fire safety. A planning package is not a construction package.

Do I need a measured survey?

Reliable measurements are the starting point for reliable drawings. We arrange for someone to visit and scan your home, capturing the information needed to prepare the existing plans. We review any drawings you already have and confirm the scanning arrangements and fee in your quote.

Can you provide structural calculations?

Structural design and calculations are available as an agreed service, including for relevant beams, openings and other structural alterations. The structural scope is quoted separately unless expressly included in your package.

What affects the design fee?

The size and complexity of the work, the information already available, survey requirements, design options and the planning or technical services you need. You receive a project-specific scope and fee before work starts. Council fees and third-party costs are identified separately.

How long does the design process take?

Timing depends on survey availability, project complexity, your feedback and the agreed deliverables. We discuss a realistic programme at the start. Local authority decisions and third-party reviews have their own timescales.

How does your nationwide remote service work?

We arrange a home scanning visit to capture the existing layout. Consultations and design reviews take place by phone or video call, and your agreed drawings and technical information are delivered online. The scanning arrangements, deliverables and fees are confirmed before work starts.
